Complete Home Inspection

Our buyer’s inspection involves a thorough visual evaluation of a home’s readily accessible areas, followed by a detailed report of our findings that you’ll receive within 24 hours. If you have any questions after reading your report, we’ll be more than happy to talk about it together and get you the answers you need—our phone lines are open from 8am-9pm.

The following areas are included in the inspection:

  • Roofing System (including gutters & downspouts)
  • Foundation & Crawl Spaces
  • Structural Components
  • Driveways & Walkways
  • Garage
  • Deck
  • Exterior (cladding, doors, windows, soffits, fascias)
  • Interior (doors, windows, floors, walls, ceilings, stairs)
  • Attic, Insulation, & Ventilation
  • HVAC System
  • Electrical System
  • Plumbing System
  • Built-in Appliances

THERMAL IMAGING

A free thermal imaging scan is included with every Complete Home Inspection for certain areas of the home. A thermographic camera allows us to view the infrared patterns of any scanned component to diagnose potential moisture intrusion in the structure of the home, poorly insulated areas, leaks, or overheated electrical components. A moisture meter is also used.

Pre-Listing Inspection

Homebuyers aren’t the only ones who can benefit from a comprehensive home inspection. If you’re planning on selling a home, it’s a good idea to have a professional inspector check things out before the listing is made. We’ll inform you of your home’s strengths and weaknesses, educating you on any discovered issues. You can then decide whether to schedule repairs ahead of the listing or to simply communicate the nature of an issue to prospective buyers to help prevent stalled negotiations.

New Construction Inspection

When construction on your new home is almost finished, we recommend scheduling this inspection to make sure that everything is good to go. We’ll inspect the property prior to the builder’s final walkthrough, investigating the structure and installed mechanical systems for any safety issues or defects that need taken care of before you move in.

4 Point Inspection

When you’re considering investing in a new home, it’s essential to make sure that you’ll be eligible for homeowner’s insurance if you choose to commit to the purchase. This inspection will make sure that your prospective home meets the minimum property standards of most major insurance agencies. We’ll thoroughly evaluate four primary areas: the roofing, HVAC, electrical, and plumbing systems.

Re-Inspections

Re-Inspections are offered to any client who has previously had us inspect a home. If our report from the previous inspection listed any defective items, then we’re able to return to the property to inspect the repaired or replaced component once the work is done. This will ensure that there are no additional safety issues or other defects before you proceed with negotiations to buy the home.

Wind Mitigation Inspection

Florida is famous for abundant sunlight, but when the weather takes a turn, you want to make sure that your prospective home is ready. We’ll take stock of the wind protection currently in place on a property and offer recommendations for additional features that could drastically increase the life expectancy of your investment. A properly protected home can also earn substantial insurance credits through the state of Florida.

Roof Inspections

The roof is unquestionably one of the most vital components of a home because when a roofing system fails, several other areas are typically soon to follow. This inspection will ensure that every aspect of a roof is in good condition, including the gutters, downspouts, and any penetrations. If issues are found, you’ll be able to address them with the seller of the home before negotiations are finalized.

Property Monitoring

This specialized service is for individuals and their families who are seasonal occupants of a Southwest Florida home. When you’re out of town, we’ll check on the property as often as you’d like us to, ensuring that there are no developing issues (such as leaks) within the home’s structure or installed systems. This can go a long way toward giving you peace of mind about your investment when you’re unable to be there.
